Appellants Michael and Lynda Hickman contracted with appellee Kralicek Realty and Construction Company to construct a residence on their property in Sebastian County, Arkansas. The price was to be $376,359.48, which included a “builder’s fee” of $27,878.48, consisting of, among other things, the cost of supervision, overhead, and builder’s fee. Appellants were permitted to choose their own subcontractors for certain items and pay for these expenses directly.
