The action was one to cancel a .mineral deed of land and to quiet title to the land. Plaintiffs recovered, and defendant appeals.

The Home Royalty Association of Oklahoma is a common-law trust, formed in 1926 under the laws of Oklahoma. Its principal office is at Tulsa. The purpose of the association, as stated in the declaration of trust, made by W. H.
