'The directions indicated in this opinion, while not absolutely true to the points of the compass, are sufficiently so for an understanding of the facts and for the purposes of the case. For some years prior to 1903, S. P. Brickey owned a tract of land near Ashland, Ky., containing about 45[4 acres.
