Maddux Supply Company, Inc., a construction materials supplier, brought this action to foreclose a mechanic’s lien filed in connection with the construction of the Hampton Inn in Mount Pleasant, South Carolina (the “Project”). Maddux sought to foreclose its lien against the owner of the Project, Safhi, Inc., and collect amounts it contends are owed for materials supplied to a subcontractor on the Project, Palmetto Electric Service, Inc.
