Before the Court is a motion (the “Motion”) filed by Karen Grace Abruzzo (the “Debtor”) under 11 U.S.C. § 506(a) and Bankruptcy Rule 3012 to value the interest of her mortgagee, S & S Family Partnership (“S & S”), in the estate’s interest in Debtor’s residential real property (the “Property”) described as a row home located at 2423 South Hicks Street, Philadelphia, Pennsylvania.
