The appellant contends that the title to lots 1 and 16 became absolutely vested in him. by virtue of the agreement of November 26, 1880, and that he was entitled to the possession thereof on December 8, 1900 — that being the date he arrived at the age of 21 years- — and that neither, the administrator nor guardian obtained any authority to enter into the second agreement.
