This is an appeal from a summary judgment granted in favor of Uvalde Savings and Loan Association (“plaintiff”) in a deficiency action stemming from a real estate transaction lawsuit against Robert R. Martin and Evelyn M. Martin, (“defendants”). We affirm.

Plaintiff filed suit to recover the deficiency balance of $44,031.94 remaining due and unpaid after defendants' property had been sold at trustee’s sale with all proceeds credited against the unpaid principal, accrued interest and late charge balance owed by defendants.
