J. JONES, Justice.
HALKO, LLC, appeals the district court’s grant of summary judgment upholding covenant provisions that established a “maximum base density” for the development of its land. We affirm.

In 1984, the owners of several adjoining parcels in Kootenai County agreed to form a subdivision known as the “Nettleton Estates.” At that time they wrote and recorded their own subdivision covenants.
