Plaintiffs, respondents and appellants, Higino Ramirez and wife (hereinafter referred to as plaintiffs), brought this action to quiet title to certain real property and for damages against defendants and appellants Dewey K. Mookini and wife (hereinafter referred to as defendants Mookini). Damages are sought by plaintiffs against defendant and respondent Ralph B. Nunnelley (hereinafter referred to as defendant Nunnelley).
