The Township of North Bergen 1 is the owner of waterfront property, which was leased by Technical Marine Maintenance Co., Inc., 2 for a term of two years with option of renewal. The lease contained the following language: “ * * * or if the tenant shall file a petition in bankruptcy or be adjudicated a bankrupt or insolvent by a Federal or State Court, or make an assignment for the benefit of creditors or take advantage of any insolvency act, the landlord may, if it so elect, at any time thereafter terminate this lease and the term thereof, upon giving to the…
