{¶ 1} Ralph Penn- appeals from a judgment of the Vandalia Municipal Court, Small Claims Division, which found in favor of James Werts on his legal-malpractice claim.

{¶ 2} The record reveals the following facts.

{¶ 3} In 2000, Werts contacted Penn, an attorney, to draft a land contract for the sale of Werts’s rental property, located at 41 Locust Street, Dayton, Ohio 45405.
