Hinzman, to enforce specific performance of a contract for purchase of realty.- From a judgment for defendants, and from an order denying a new trial, plaintiff appeals.

Action for specific performance of a' contract for the purchase of real property. In April, 1914, the defendants, Martin Hinzman and Henry M. Hinzman, his son, each owned an undivided one-half interest in the premises in controversy. On April 17, 19x4, the son, Henry, and his wife executed to the father, Martin, a warranty deed, absolute in form, conveying their interest in the land to the father.
