Appeal from a judgment of tlie superior court for Snohomish, county, Alston, J., entered May 26, 1920, upon findings in favor of the defendants, in an action to recover the possession of leased premises, tried to the court.

— The opinion upon a former appeal in this case is reported in 110 Wash. 821, 188 Pac. 506. Plaintiffs leased to the defendant certain real property for a term of five years from February 2, 1914, with the right of the lessee to renew the lease for another five years at the same rental. Upon the expiration of the five years, this action was commenced to recover possession of the premises, upon the ground that the lease had expired and that the defendant continued in possession without right.
