This is an appeal from an order denying the motion of defendants and intervener for a new trial, after trial by the court and findings in favor of plaintiff, in an action to quiet title to 160 acres of farm land in Renville county.

On March 20, 1920, James and Anna Larson, the fee owners of the land in question, conveyed it to Edward L. Johnson and Alfred Johnson, taking back from the grantees a purchase money mortgage on the premises. Alfred Johnson conveyed his interest in the premises to Edward L. Johnson on March 1, 1924.
