This is an action to foreclose a real estate mortgage. No defense was offered, but the defendants, by (their answer, pleaded a counterclaim upon which issue was joined and trial had, which resulted in favor of the defendants upon their counterclaim and, by the judgment, deducted from the demand of the plaintiff. Plaintiff appeals.

The undisputed facts are: December 23, 1918, in eonsidteration of services performed, the plaintiff deeded to the defendant Woodson E. Norvell, by warranty deed, 36 lots. in what is now known as Norvell Park addition to the city of Tulsa and, in…
