Appellant and Melvyn Friedman, Inc., a licensed real-estate broker, entered into a lease for the premises known as 2204 Prout Street, S.E., Apt. 1, at a monthly rent of $75. The appellant, lessee, failed to make rent payments for the period from November 1968 to May 1969. In February 1969, Melvyn Friedman, Inc., lessor, assigned appellant’s account to appellee, a collection agency, pursuant to an agreement whereby appellee would receive a percentage of the amount collected.
