In this condemnation proceeding, the appellants challenge the trial court's allocation of the condemnation award.

Prior to the condemnation, the appellants were the record owners of a residence property in Spokane. The respondents Takeda Jiad been in possession of the property since 1973 as lessees, with an option to purchase the property in 1980, at the end of the lease. In 1979, before the option was exercisable, the school district gave notice of intent to condemn.
