CAVANAUGH, Judge:

This is an appeal from a judgment entered in favor of appellee-defendant Frances P. Cowan and against appellant-plaintiff David Corbin, which established the common boundary line of their adjoining properties. We affirm.

The present dispute involves the ownership rights of a dirt road that runs along the eastern side of Cowan’s property and the western side of appellant’s property. Each party claims that the road is on his or her respective property. This dispute led appellant to commence an action to quiet title.
