Plaintiff, DeMarco Durzo Development Co., is an unincorporated association engaged *264in the business of leasing commercial real property. See Compl. ¶¶ 1-2. The dispute in this case involves the termination of Lease No. GS-03B-40056 (“Lease”), under which Plaintiff leased the General Services Administration (“Gov’t” or “GSA”) office space, in Monroeville, Pennsylvania, for the Internal Revenue Service (“IRS”).
