This appeal arises from the determination of priorities in a mortgage foreclosure action brought by the plaintiff, PNC Bank, N.A., against the defendants, George S. Kelepecz, the owner of the mortgaged premises, and subsequent encumbrancers CB Richard Ellis, Inc. (Ellis), Nancy I. Powell, and Helen Szondy.
