¶1 — A law firm, Morse & Bratt (Firm), obtained a deed of trust from a client, Valley/50th Avenue, LLC (Valley), in part to secure existing attorney fees and costs owed by another client, Neil Rose. Rose failed to pay his fees and the Firm attempted to foreclose. Valley resisted, asserting, among other things, that the agreement violated the Rules of Professional Conduct (RPCs). The trial court concluded that even if the Firm did violate the RPCs, such violations did not affect the enforceability of the deed *740of trust and granted summary judgment to the Firm.
