OPINION

WREN, Judge.

This is an appeal from a judgment awarding appellee, Merrill Robbins (plaintiff) a realtor’s commission in the sum of $13,000 for the sale of property owned by appellant, Purna Mohamed (defendant). The real estate involved, comprising approximately sixty acres, was sold to the Arizona Highway Department' (Department) on January 8, 1971, for $3,750 per acre. The dispositive question before us is whether plaintiff was the procuring cause of'thé sale. We find that he was.
