This case involves the effect of a “rights of parties in possession” exception to coverage in a title insurance policy. Appellants, Michael and Deborah Koenig (the “Koenigs”), appeal the trial court’s granting of summary judgment in favor of ap-pellee, First American Title Insurance Company of Texas (“First American Title”).
