This appeal and cross-appeal arise out of the probate of Ceciel Evans’s estate. The sole asset of the estate is an 80-acre piece of property (parcel “B”). Before her death, Evans entered into an earnest money agreement with Steven Zollman to sell the property to him. However, the sale did not close before Evans’s death because of the assertion of liens by Kenn Evans, the State of Oregon, and Farm Credit Services.
