Thiele, J.:

This was an action commenced June 4, 1954, to quiet title to real estate. From a judgment in favor of the defendants the plaintiffs appeal.

Certain facts, not in dispute, are stated to clarify what is later said. The lots on the west side of the 1200 block on Van Burén Street in Topeka extend westward from that street to an alley on the west. The lots have a depth of 162 feet and a frontage of 25 feet. The entire tracts of real estate owned separately by the plaintiffs and the defendants include other real estate than is later described but…
