SCHALLER, J.

The defendant Virginia Scott Devlin-Machado (Devlin-Machado) appeals from the trial court’s decision rendering summary judgment in favor of the plaintiff, Chase Manhattan Mortgage Corporation (Chase), and the judgment of foreclosure by sale.1 Devlin-Machado claims that the court improperly granted Chase’s summary judgment motion because there were genuine issues of material fact to support her claims *185of fraud and duress.2 We affirm the judgment of the trial court.3
