OPINION

{¶ 1} This appeal challenges the decision of the Mahoning County Court of Common Pleas to grant summary judgment to Appellee Ohio Bar Title Insurance Co. ("Ohio Bar Title") against claims of breach of contract and negligence. Appellants Joseph Angelo ("Angelo") and Triad Building Associates, LLC, ("Triad") purchased title insurance from Appellee for property in Canfield, and they contend that there was an undisclosed restrictive covenant in the deed.
