MILLER, Associate Justice.

Henry F. Woodard was the owner of a promissory note secured by a deed of trust on certain real property in the District of Columbia. The note being past due and unpaid, Woodard directed the trustees to sell the property — which they did on November 17, 1933, at public auction. The property was bid in 'in the name of Alice S. Woodard, wife of Henry F. Woodard, at a price of $5500, subject to a first mortgage, unpaid taxes and interest. A deed — conveying the property to Alice S.
