MEMORANDUM OPINION
ERWIN I. KATZ, Bankruptcy Judge.
This matter comes before the Court on the Debtors’ Motion for Summary Judgment on their Adversary Complaint. The adversary complaint seeks to avoid the judicial lien of Defendant Affiliated Realty & Management Company pursuant to 11 U.S.C. § 522(f)(1) and (2) on the grounds that it impairs the Debtors’ homestead exemption. The motion for summary judgment and supporting memorandum of law allege that the judicial lien should be avoided in its entirety on two alternative grounds.
