In 1929 the complainant conveyed to the City Investment Company a parcel of land on North Seventh street, in the city of Newark, upon which land there then was and now is situate a theatre building. The deed contained the following restriction:
"As long as Stanley-Fabian Corporation, and/or Stanley Company of America and/or Warner Bros.
