GAINES, Chief Justice.

Together with the preliminary statement, the following questions have been certified for our decision by the Court of Civil Appeals of the First District:

“This suit was brought by appellants in trespass to try title to recover of Charles Goebler a tract of land situated in De Witt County. Mrs. S. E. Hancock and Mrs. L. C. Pease were made parties at the instance of Goebler, they being the sole legal representatives of his warrantors. A trial resulted in a judgment for appellees, from which Pollie T. Carlton and her husband have appealed.
