Plaintiff leased to William Wolff the ground floor of a brick building in Bastrop, La., at 8135 per month for a period of five years, beginning December 15, '1923. The lease contract was in writing and provided, among other things, that the lessee should have the option of renewing it for an additional period of five years upon giving the lessor notice in writing to that effect three months previous to the expiration of the original five-year period, and that the leased property should be used only for a mercantile, establishment.
