CERCONE, Judge.

The trial court, after a non-jury trial, imposed a perpetual injunction restraining the appellants, Penndale, Inc., 1 a Pennsylvania corporation, and Mary Jo Sinosky, individually, and trading and doing business as Mr. G’s Family Ties, 2 from using a lot in violation of the restrictive covenants running with the land. Specifically, the appellants are restricted from selling alcoholic beverages at the restaurant located on lot number 54 in the Village of Penn-Craft.
