Under the terms of a written contract executed June 10, 1933, plaintiff, a domestic non-profit corporation, leased certain real estate (People’s Park, Renton Junction, King county) to Fred Anrooney for a period of ten years at a rental of seventy-five dollars monthly, payable in advance on the tenth day of each and every month during the period of the lease, and received from the lessee at the time of the execution of the lease one hundred and fifty dollars as the first and last months’ rental.
