Appeal from a judgment of the superior court for King county, Albertson, J., entered February 4, 1909, upon the verdict of a jury rendered in favor of the plaintiffs, in an action for damages.

The appellant owns and conducts the Tourist hotel, situate on the corner of Occidental avenue and Main street, in the city of Seattle, and fronting on Occidental avenue. On April 1, 1905, its predecessors in title leased to respondents, for the term of three years, a room to be used as a restaurant, on the ground floor of the hotel building, adjoining the rotunda of the hotel and connected therewith by a doorway, and fronting and having its entrance on Main street.
