GLASSMAN, Justice.

In this action for damages for alleged attorney malpractice, the plaintiffs, Raymond and Gladys Anderson, appeal from a summary judgment in favor of the defendant, Francis F. Neal, entered in the Superi- or Court, York County.

The parties have submitted this appeal on an agreed statement of facts. M.R.Civ.P. 74A(d). The plaintiffs commenced this action on June 1,1979 by filing the complaint. *1190The defendant is an attorney who had been hired to do a title examination of a parcel of real estate being purchased by the plaintiffs.
