Through one of its partners, the law firm Lawson & Wayne (Lawson) commenced the present action against Rollins Burdick Hunter of Massachu*904setts, Inc. (RBH) to secure a declaration that it had the right of occupancy under a sublease in which RBH was sublessor and Lawson sublessee. The parties filed cross motions for summary judgment.
