On January 25, 1974, appellee Hutsell purchased two adjacent tracts of property, pursuant to a contract of sale dated June 13,1973. One tract was described as containing a house and 4.54 acres, and the other consisting of 1.58 acres more or less. Prior to the closing, the seller furnished appellee a survey plat completed on August 28,1973, which indicated the two tracts had a combined area of 6.12 acres.
