Pursuant to former section 51.014(d) of the civil practice and remedies code, the Bank of New York Mellon (the Bank) brings this agreed interlocutory appeal of the trial court’s order denying the Bank’s motion for summary judgment. We dismiss the appeal for want of jurisdiction.

Background

In April 2003, Carmen Guzman obtained a mortgage from America’s Wholesale Lender (AWL) on property in Irving, Texas. In connection with the mortgage, Carmen Guzman signed a promissory note payable to AWL. Both Carmen and Jose Guzman signed a deed of trust to secure the note.…
