OPINION BY DUBOW, J.:

Appellant, MB Financial Bank ("MB Financial"), appeals from the February 14, 2018 Order, which denied MB Financial's Post-Trial Motion to remove the Judgment of Nonsuit that the trial court entered in favor of Appellee, Lawrence J. Rao, Jr., after a non-jury trial in this mortgage foreclosure action. After careful review, we reverse and remand for a new trial.
