*548 {¶ 1} In this real-property-valuation case, the owner of a shopping center sought a reduction in the county auditor's valuation of the property for tax year 2012. The Franklin County Board of Revision ("BOR") partially reduced the value based on a sheriff's-sale appraisal. The Board of Tax Appeals ("BTA"), however, found this evidence unreliable and further found that the record contained no other evidence from which a value could be determined.
