This case is brought under the diversity jurisdiction of the federal courts, Title 28 U.S.C. § 1332, and primarily involves an unresolved question regarding interpretation of a contract of insurance. The plaintiff has sued the defendant pursuant to a certain “lease guarantee insurance policy” seeking reimbursement for miscellaneous expenses incurred in respect to the subject warehouse property located in Sparks, Nevada, including taxes, insurance, maintenance, utility costs and sewer use fees.
