MEMORANDUM OPINION AND ORDER

This appeal from a judgment of the Municipal Court *493raises three issues frequently encountered in landlord-tenant cases: constructive eviction; surrender of a lease and accord and satisfaction. Appellant, Stephen Philbrook, leased a cottage from appellee, Alex Lawton, for a period of one year but left the premises after six months because he was bothered by -barking dogs.
