OPINION

Appellants, Lewis I. and David L. Conkey, appeal from a decision of the Franklin County Court of Common Pleas granting the summary judgment motion of appellees, Lija L. and William E. Eldridge, and Rome Hilliard Self-Storage, Inc.

Appellees, William and Lija Eldridge, operate a self-storage facility located at 466 Rome Hilliard Road in Columbus, Ohio. William Eldridge is the owner and sole shareholder of the corporation, and Lija Eldridge serves as general manager of the facility.
