CARTER, Justice.

Steven and Janet Sheeder, vendees under a contract of sale involving 160 acres of land, appeal from a decree upholding the forfeiture of their interest by the vendors, Carl and Shirley Lemke. After considering the arguments of counsel and reviewing the record de novo in this equity action, we conclude that the district court’s decree should be reversed and the forfeiture nullified subject to conditions that we impose.
