HUTCHINSON, Circuit Judge
Appellant, Allan A. Christian (Christian), is appellee Melita Miller's (Miller) former landlord. He appeals an order of the Appellate Division of the District Court of the Virgin Islands affirming a judgment of the small claims division of the Territorial Court of the Virgin Islands 1 for $450.00 in Miller's favor. The territorial court based the $450.00 damage award on its finding that personal property Miller owned was injured when a chronically faulty sewage system serving the leased premises backed up and overflowed into her apartment.
