A lease of premises for a year, commencing October 15, 1929, and ending October 15, 1930, at a monthly rental of $150 per month, in which “the lessor gives to the lessee an option as follows: that within six months from date, they will renew this *828lease for a period of four years at a rental of $175.00 per month.
