CRANDALL, Judge.

This appeal arises from the denial of a permanent injunction by the trial court wherein appellant sought to enjoin the violation of restrictive covenants in a deed. We reverse and remand with directions.

Since the facts of this case are, in large part, not disputed, we will briefly review them. Appellant is the owner of a residence located at # 33 Shadybrook Court in the Westbrook Manor Subdivision of St. Charles County.
