*759In an action, inter alia, to compel specific performance of an option to purchase certain real property, the plaintiff appeals from a judgment of the Supreme Court, Nassau County (O’Connell, J.), dated December 16, 2005, which, upon an order of the same court dated May 11, 2005, in effect, granting that branch of the defendant’s motion which was for summary judgment on her counterclaim to recover unpaid rent, is in favor of the defendant and against him in the principal sum of $100,500.
Ordered that the judgment is affirmed, with costs.
