OPINION

APODACA, Judge.

This appeal and cross-appeal both involve the respective rights of the parties to certain land located adjacent to the Santa Fe municipal airport. The City of Santa Fe (city) appeals the trial court’s decision allowing a partial reversion of the subject property, purchased by the city in 1941, to the grantors’ children (plaintiffs) because of the purported failure of the city to use the property for “airport purposes” as specified in the deed in question.
